Esencia is not a city. It's a low-density, 2,000-acre community with a town center, trails, and public beach amenities. And 60% of buyers are from Puerto Rico.
Puerto Rico law guarantees public beach access. Esencia cannot and will not change that. The plan adds 4 NEW public access points and new beach facilities, making the coast more accessible than it is today.
A higher-density development was already approved before Esencia existed. The new plan cuts the built footprint by 80%. More than 75% of the site stays open space. The plan includes 33+ acres of wetland and mangrove restoration.
The land is not untouched. Years of abandoned construction and damaging uses left it degraded. Esencia has already removed 54,000+ tons of garbage from the property. Some images circulating online show damage caused by neighboring parties, not Esencia. A complaint was filed with DNER.
